TWO NEW ARTICLES WERE ADDED TODAY. NEXT: YOU WON'T BELIEVE HOW OUR FINANCES ARE BEING HANDLED BY THIS BOARD


THE WEDGEFIELD EXAMINER PROVIDES PICTURES, AND THOUGHTS ABOUT WHAT TO DO IF YOUR NEIGHBOR COMPLAINS ABOUT YOUR VACANT LOT, AND THE BOARD CONTACTS YOU

During the April WPA Board Meeting, the board Community Liaison reported that the board had received a complaint about the lack of mowing on a vacant lot on Daniel Morrall.  Our Community Liaison did not report what action the board took.  

It is no secret that I've been concerned for a long time, about the inconsistency in this board applying the maintenance standards for our association, consistently, no matter who the resident is, or who in this case, is providing the mowing services.  Last year, the lot next to me was mowed once!  One resident reported that a lot near them, maintained by the association at the expense of the member through a contract with the board, reached FIVE FEET. 

Just to remind you, each year vacant lot owners receive an offer from our Grounds Chair, to go to a lawn mowing contract, for a defined amount, and the association's grounds contractor, will maintain their lots.  At times, the Grounds Chair hasn't charged enough, and all of us have subsidized private mowing, because your board used our assessment funds to pay the difference.  When that has occurred, we have seen great theatrics from the board table when certain board members claimed it could never, and would never happen again.  It did!  Last year our Grounds Chair, in an effort to appease those theatrical board members, charged the appropriate fee to vacant lot members for the mowing, but in an effort to save members (lot owners) money, built in a meager 4 mowings for the full growing season.  When I complained, the Grounds Chair said they had already used 2 mowings, and only had two left, so they'd have to wait to mow (Really, no matter how tall the grass got! One resident reported five feet!).

This morning, in an effort to get a realistic feeling for the complaint, I drove to Daniel Morrall, and took pictures of two vacant lots, each located on the two ends of the street.  Here are the pictures.



I took my trusty camera, and drove to a lot on John Green that the board maintains under contract, and took a picture.  The picture is provided here.


Looks to me, that the lot owners on Daniel Morrall are maintaining their lots, to the board contracted standard!

My advise to the Daniel Morrell lot owners is, if the board contacts you, and wants you to take action, or be fined, print out these pictures, or take your own, and advise the board that when they govern with consistency, and require the same of all members, that you'll comply, but for right now, you are meeting their contract for services standards.

As for me, the lot next to me, usually maintained under contract with the board, is as bad as these.  I resort to running a line of weed killer down the lot line, in an attempt to keep the weeds out of my flower beds.


THE APRIL WPA BOARD MEETING HIGHLIGHTS

The Wedgefield Examiner attended the April WPA Board meeting.  It lasted above 50 minutes.  All nine board members were present. Eight, yes eight, residents attended the meeting.  The Wedgefield Examiner will provide more detailed articles over the next week, or so.  In the mean time, listen to the tape of the meeting at The Wedgefield Times to verify information for yourself.  Quite frankly, the April Wragg was more interesting than the meeting.

Your board continues to be quite snarky about the issues presented by residents.  More to follow.

Secretary Cline, reminded us that we can bring documents to the office for shredding.  We can't get the board to spend a dime on making this place look better, hold residents to the maintenance required in our governing documents, but our fatherly board will provide 40 pounds of free document shredding.

We've hired the same CPA who does our monthly accounting to perform the 2015 audit.  More to follow.

Grounds Chair McMillin, stated that he was concerned about a resident's use of the office for a political event, and the fact that it was published in the Wragg.  More to follow.

Legal Chair Garrison, announced that the two lots that the association gained in the collection process over a year ago, are tied up by a bank that holds the mortgage on a home valued at over $300,000.  More to follow, but wouldn't inquiring minds ask how come it took our attorney this long to find that out?  Remember, that same attorney ran the auction that the association bought the lots at.  We were told that same attorney might have some interest in buying at least one of the lots, and the board hadn't told residents how they would proceed to selling the lots.  More of "as the legal business of Wedgefield churns."

A CANAL REPORT - MORE DUMPING BY A RESIDENT'S LANDSCAPER - ANOTHER BOAT FISHING BUT BUMPING BULKHEADS, AND DOCKS

The Wedgefield Examiner has left vacation behind to report on our canals.  While the pictures were taken from my back door, if it is happening here, it probably is at your back door too!

On Sunday, April 10th, a local resident's landscaper was busy at work.  I reported this particular landscaper to the board a few months ago, for dumping yard debris into the canal.  I provided pictures, and stated that I had observed him dumping into the canals.  I don't know what action the board took, but it appears that the landscaper is back at it again.  I didn't personally see him dump the debris this time, but they appeared in the water right after he finished.  What if anything, did the board do to stop this?  Where is our Water Amenities Committee?  We all paid to dredge these canals, why aren't they being protected from deviants like this? Actions like this will only cause the canals to silt in again.  

This debris, hugged the neighbor's dock, floated up over the bulkhead onto my land at the high tides we've been experiencing, added more work for my landscaper, and destroyed the appearance of the canal, and made our guests fishing experience off the back deck, less enjoyable.

On Saturday, April 15th, at about 9:30AM, this boat brought two fisherman in to enjoy the canal directly behind our house.  They have a right to fish - no problem.  They don't have the right to bump into docks, and bulkheads (Each resident pays to maintain their own.), or to grab onto railings etc., to control (???) their boats.  I'm providing the pictures.  I keep a ongoing record of every boat that fishes behind my home.  I will continue to post the pictures.  You never know when property may be damaged to the point that I need them.

THE WEDGEFIELD EXAMINER WILL BEGIN POSTING AGAIN AFTER THE APRIL BOARD MEETING

The Wedgefield Examiner hasn't been sleeping on the job.  We've been on vacation, had some health issues, and are preparing for company.  See you immediately following the April Board Meeting.  



The Boat Report

As promised, The Wedgefield Examiner will continue to provide a report on the boats in the canals.  This became necessary after the tree dumping, and the ramming, and bumping of the docks, and bulk heads, we all pay for.  This picture was taken on April 7th.  The boat did not appear to cause any problems in the areas behind our home.  What was interesting, was that the boat had two persons in it.  One was fishing, and the second was filming the whole time.
