SCENES OF WEDGEFIELD. HOW DO THEY IMPACT YOUR PROPERTY VALUES? A DRIVE THROUGH THE MAIN ROADS OF WEDGEFIELD MAY TELL A TALE OF YOUR BOARD'S FAILURE TO ACT, TO MAINTAIN OUR PROPERTY VALUES. DO THE FACTS REVEAL ANYTHING ELSE?

The Wedgefield Examiner had been provided some pictures of the conditions here in Wedgefield.  Today, to be clear on just how things were, we took a witness, pen and paper, and a camera and drove through all the roads in Wedgefield, except the secondary arteries of the condo area.  We looked at conditions in general, potholes, number of boats, trailers, and campers/mobile homes per lot, and extremely obvious violations of covenants, by-laws, etc.

One of the major reasons families buy homes in HOA areas, is that they expect a degree of standard maintenance under the guidance of a board, who will look out for the values of property, for ALL.

This is a open lot on Wraggs Ferry, next to a condo that is for sale.  Drive further down Wraggs Ferry and you'll see the following scenes.  What are the chances this and the following are helping maintain the value of that condo?

The next two pictures are of a front yard on Wraggs Ferry.  What kind of effect does this have on anyone trying to sell property on, or near Wraggs Ferry?
 
 
 
The next two pictures were taken on Wedgefield Road.  It is a cleared lot.  It is a huge lot that has been planted with vegetables.  There has been a tractor sitting on it for months.  The same is true of the huge brush pile.  Is the fence pictured legal anywhere??????? 
 
 
 
When we look at Wedgefield Road and consider property values, one might wonder how these scenes, present for months, effect property values?
 
 
 
This could cause some potential buyers to follow the sign and head right back to 701.
 
The following pictures are those of the back of a condo, viewed by all golfers.  This situation has existed for months and months.  It is rumored that our WPA president, is also president of this condo regime.
 
When your board allows areas to get to the point of those above, not only do they effect property values for those who are trying to sell, but the home owners who want to maintain their property, are left with this:
 
Buckets of weeds and the purchase of gallons of weed killers.
