#1 Can't figure out expenses. 9,000 in an assessment? Listed with taxes.
#2 Does it really smell? Was there this weekend and I loved the plantation. A friend(lol) overwhelmed me saying occasional paper mill fumes are like rotten eggs!

I always consider the fact that writer's stating they are considering buying Wedgefield may be a set up. Whether you are, or not, really isn't a problem, because the answer would be the same regardless.
1) $9,000 in assessment, listed with taxes? As I recall our assessment in the current year was $525.00. Give or take $50, it has been in that range for several years. I'm sure if you rely on the professionals you are working with that they can break down the $9,000 figure for you. While I'm not into guessing, if it truly is assessment, than it could be that the previous owner failed to pay their assessments for several years, and had late fees accumulated over a long period of time. I'm not the expert, and you need to check with the professionals who are providing you with those figures.
2) As to smell, if you were here this weekend, how was the smell? I will go out on a limb and say that I have lived here 13 years, and initially there were quite a few days when there was a smell. That was a long time ago. I am proud of what the paper company appears to have done to eliminate that problem, and even prouder of the fact that they are a major employer here. Several of the people in Wedgefield work at the company, and are great neighbors. Again, you need to do your own homework. Why not take another drive through Wedgefield, and as you see people walking or in their yards, and ask them?
