For the first time, I saw "Buyer is responsible for verification."  It is still only a half truth, probably a legal term added to cover the realtor, and seller, under our current circumstances.  If you are selfish, you might say "to bad, so sad, for the seller," because basically that is what most of us have been doing about the issues of Wedgefield.  Not to further divide, but to make a point, if you were around during the last dredging, you ignored the cries of recent canal front property owners when they said, "this isn't what I was told when I bought my property."  Today, new owners, both on water, and golf course are saying this.  You can see by the very ads today, that the next buyers will be crying the same.  What has changed?  I don't think that potential buyers entering today, will miss the lies.  They are blatant, and easily jump out at you.  First, you'll notice that general community maintenance is poor, then if you arrive at the right tide, you'll see that it isn't DEEP WATER, and finally if you look out the window at those beautiful golf course views - they aren't beautiful.  If you go to see the pool, and tennis courts - what a disappointment!  If you tried to sign up for pool, golf, and tennis memberships, they don't exist.  

What if you remain selfish, and unrealistic, and say, "I'm not going any place, none of this worries me, than you fail to look out to the time that life just might cause you to try and list your property.  The ad in truth will have to read, "Bargain prices, great home, in a decaying community.  WHAT ARE YOU GOING TO DO TO HELP WEDGEFIELD?  We are all on the sinking ship called WEDGEFIELD!
